Had my 1st set of site visits last week to move forward with our development loan application. A valuation followed by a Bank QS visit. The valuation did not require much interaction from me but the Bank QS visit was a totally different conversation. I had to lead: show the space / discuss the project / the team and highlight the risk management that has gone into getting the project this far. My project manager also attended answering the more technical questions around the scheme and further bolstering the confidence around the team I had built to deliver this project. Surprisingly the conversations went well. The first question how many projects have you done. My answer this is my 1st. The feedback how thorough and comprehensive the information was that I had sent prior to the visit. At best I missed 3 or 4 items all of which I had access to send through later. I did mention it is what I would expect to provide when asking for c£2m plus facility. The reply: we get asked for all sorts with poor information resulting in chases and delays. My objective was simple: Yes it is a 1st project. Yes we are 1st time developers. But we have confidence in the team with the work carried out to de-risk the project and get it to build ready status and in our own ability as developers to deliver this project for our lender and investors. So it's not about 1st time it's about character and credibility.
