You found a suitable off-market property. So you purchase the title. You see that the registered owner is a company, so you go to Companies’s House and type in the company’s name. You see that they were dissolved in 2022. You check for sales history, but there isn’t any. There isn’t a “For Sale” sign, and there isn’t an agent to call, so what do you do? For most people, that’s the end of the road. But you’re the Curious One that wants to find out more because you really think this property has potential. So you call your solicitor, but they don’t know what to do either. They say “let me research this and I’ll get back to you”. So now you’re paying your solicitor to do “legal research”. After a few weeks of running in circles, your solicitor gets back to you. They’ve been reaching out to the mortgage lenders on the title and tried contacting prior directors. A few weeks turn into a few months, so finally you give up. You’re tired of paying for legal research. A year and a half later, you see scaffolding going up around the property and materials being staged out front. If only you knew two years ago that all you had to do was send an email with a few attachments. If you’re curious about this under-the-radar side of the UK property market head to crownassetsclub.com
