If you want to make it big in property, it is not something that can be done on the side. Doing it on the side is possible and many people do it well. But large scale property development is a full time job. Off market deals go to whoever is around when they come up. There's a high chance that wouldn't be someone still at their desk from 9 to 5, Monday to Friday. The best opportunities come through relationships, through someone picking up the phone at 11am on a Thursday because they were available. But beyond getting the deal, property development has so many moving parts and every one of them either increases margin or risk. The contractor, planning, costs, finance and exit, etc. If you don't have the time to pay attention to all of it, it can cost you. 25 years in property has taught me that you need to be present. Go to the networking events, have lunch with other investors, be close enough to the market so that you hear things before they become common knowledge.
