Rents controls! Is this the solution or will it create a bigger problem? Below are my thoughts on this matter. Dear MPs, I appreciate the concern around housing affordability, it is a real issue. However, I believe a rent freeze will create unintended consequences that make the problem worse. Most landlords are not large corporations, they are ordinary working people who have invested in property for their future. Over the last few years we’ve faced huge increases in mortgage rates, taxes, insurance, council tax, maintenance, compliance and EPC costs. None of these costs would be frozen. A rent freeze simply pushes rising costs onto landlords. The likely result is more landlords selling up, fewer rental properties available and even higher rents over the long term because supply continues to reduce. A big issue that also needs addressing is getting inflation down at the source so building costs come down and more development projects become viable. Lower interest rates and reducing VAT on housing and refurbishment projects would help get more homes built and increase the supply of good quality housing. The real issue is the shortage of housing, not landlords charging unfair rents. We need policies that increase supply, not reduce it.
