They want en-suites, fast WiFi, a clean communal kitchen, somewhere they're not embarrassed to bring a colleague back to. Students near a university? Different priorities. Location proximity matters more. Price point matters more. The data confirms it. 25% of HMO landlords now prioritise en-suite bedrooms when identifying investments. 23% prioritise energy efficiency. 19% prioritise proximity to work hubs and transport links. 19% prioritise larger bedroom sizes. These aren't luxury additions. They're the baseline for professional tenants in 2026. This is exactly what we do on our project, all en-suite and kitchenettes where possible. The product has to match the tenant. And the tenant has to be identified before you buy the building. Get that right and voids are rare.
