2 days ago, I spoke to a seller whose property has been on and off the market for the past 5 years. The property has been listed, withdrawn, reduced... and remained stuck. Not because it's a bad home, but because the 2 decision-makers couldn't agree.  One wanted to repaint and stage the property so it would be presented at its best ahead of the autumn market. The other didn't want to spend a penny. My advice to the homeowner? When it comes to selling a home, every decision has a cost. You can invest upfront in presenting the property well, or you can pay in other ways: months of waiting, price reductions, ongoing bills and watching buyers choose better-presented homes instead. Neither option is free. The reality is that today's buyers have more choice than they've had for a long time, and first impressions matter more than ever. Most decisions are made within seconds. I always say it's a bit like online dating. You could have two wonderful people with identical personalities, but if one has great photos and presents themselves well while the other doesn't, who do you think gets more interest? Homes are no different. Buyers form an impression online long before they ever step through the front door. When what they experience in person, on the day of viewing matches what they fell in love with online, they feel more emotionally connected to the space and more confident and confident buyers are far more likely to make an offer. Yesterday morning, the homeowner called to say they'd decided to go ahead with our staging services. Will staging guarantee a sale? Of course not. But giving buyers the best possible first impression gives your property the greatest chance of standing out in today's market.
